Key Points from This Episode:

  • Jason talks about how he graduated college as a radiology student, started working in medicine and immediately quit. In 2012 he began his journey as a real estate investor, asking an investor he knew over four times until he agreed to mentor him. He even worked for free until he was hired. After five years he started his own company, Creation Utah, and eventually Investor Machine.

  • Jason talks about being too risk averse to be a business owner until he worked for a wildly visionary boss. This helped him on his journey to becoming an entrepreneur.

  • David and Jason talk about the importance of giving credit where it’s due to help hire and retain the best talent out there.

  • Jason’s deal flow comes from mail, texting, and cold-calling. Jason talks about the necessity of using a multi-channel approach to marketing; every marketing channel goes up and down, so having multiple channels will allow you to compensate for that.

  • Jason gives advice to new investors by starting with personal networking before moving on to Deal Machine.

  • The more experienced the wholeseller, the more expensive their deals. If you find newer wholesalers with smaller lists, you can find better deals. Jason pays three people to network with his entire buyers list.

  • Jason talks to his network about finding them a deal, but also asks what deals they might want to get rid of. Anything that they wish they hadn’t acquired, deals they don’t have the capital for. This hits two birds with one stone.

  • Jason spends all of his time on Investor Machine and has a full team handling his Utah businesses. Jason is an expert on how to say “no” to things and have the ability to properly vet new opportunities to make sure they’re worth investing time into.

  • Jason’s morning routine was hard fought since he isn’t a morning person. He wakes up around 5 and works on getting out of “the fog.” He locks his cellphone in a cabinet until 10:30am, with an emergency phone around if someone needs to get in contact with him. He listens to inspirational content while he does the dishes; it serves his family and it’s satisfying to seeing something get finished!

  • Jason does Tony Robbins’ “Priming” exercise every morning. Helps his kids get to school. And then does his first heavily focused task of the day for 90 minutes before turning on the phone. He also insists your night routine is just as important as your morning routine.

  • Jason’s advice is myriad: “Time kills all deals.” He also says that you need to track your net profit and not get distracted by the shiny gross numbers. He also insists you learn how to fail constantly in order to succeed and learn. David agrees people are too scared to fail so they don’t even bother trying!
